Privacy Policy

We collect as little as the service needs, we send your inquiry to one agent rather than five, and we never sell your contact details to lead aggregators. This page explains all of it in plain terms.

The short version: we use your information to run home search, to connect you with one licensed agent when you ask, and to improve the site. We do not sell your personal information for money, and you can request access or deletion at any time by emailing privacy@americanhomesonline.net.

1. Scope of this policy

This Privacy Policy explains how American Homes Online, LLC (“American Homes Online,” “we,” “us”) collects, uses, discloses and retains personal information when you visit americanhomesonline.net, use our search tools and calculators, submit an inquiry, or communicate with our support team.

This policy applies to our own activities as a business. It does not govern how an independent partner brokerage, agent, lender, insurer or title company handles information after you choose to engage them. Those companies are separate businesses with their own privacy practices, and we encourage you to read their policies before sharing information with them.

Our services are directed to residents of the United States and are not intended for individuals located outside the United States.

2. Information we collect

Information you give us

  • Identifiers and contact details — your name, email address, telephone number and city or state when you submit a contact form, request a home valuation, ask about a listing or subscribe to our market reports.
  • Property information — the address, bedroom count, condition notes and timeline you provide when requesting a valuation or describing what you are looking for.
  • Inquiry content — the free-text message, budget range, financing status and preferences you choose to share.
  • Communications — the content of emails, chat messages and recorded or summarized phone conversations with our support team.
  • Employment information — the resume and application details you submit if you apply for a role with us.

Information collected automatically

  • Device and connection data — IP address, browser type and version, operating system, device type, screen dimensions and preferred language.
  • Usage data — pages viewed, listings opened, searches and filters applied, calculator inputs, time on page, referring URL and exit links.
  • Approximate location — a city- or region-level estimate derived from your IP address. We do not collect precise GPS location from your device.
  • Locally stored preferences — saved favorites and recent searches, which are stored in your browser's local storage rather than on our servers unless you create an account.

Information from third parties

  • Listing and property data — from participating multiple listing services, partner brokerages, county assessor and recorder records, and licensed data aggregators.
  • Market statistics — aggregated transaction data from partner brokerages and public records.
  • Advertising and analytics measurement — aggregate campaign performance data from advertising platforms where we run campaigns.

Information we do not collect

We do not ask for and you should never send us your Social Security number, driver's license number, bank account or routing numbers, credit card numbers, or login credentials. We do not collect biometric identifiers, and we do not knowingly collect precise geolocation, health information, or information about your religious or political beliefs.

3. How we use information

We use personal information for the following purposes:

  • To provide the service — running searches, displaying listings, saving your favorites, calculating payment estimates and operating the site.
  • To route your inquiry — matching you with one licensed partner agent in the relevant market and transmitting the details you provided so that agent can respond.
  • To communicate with you — replying to questions, confirming requests, sending market reports you subscribed to, and providing service notices.
  • To improve the product — understanding which features are used, diagnosing errors, and testing changes in aggregate.
  • To maintain data quality — reconciling listing records against public and MLS sources and investigating reports of inaccurate or non-compliant listings.
  • To protect the service — detecting fraud, scraping, listing scams, abuse and security incidents.
  • To comply with law — meeting record-keeping, Fair Housing, advertising and tax obligations, and responding to lawful requests.
  • For marketing — showing you relevant content and measuring our own advertising, subject to your choices described in section 7.

We do not use your personal information to make automated decisions that produce legal or similarly significant effects about you, and we do not profile you for the purpose of determining eligibility for credit, housing or insurance.

4. When we share information

We disclose personal information only in the circumstances below.

  • With one matched partner agent or brokerage. When you submit an inquiry or valuation request, we share the details you provided with a single licensed partner so they can respond. We do not broadcast a single inquiry to multiple competing agents.
  • With service providers. Vendors that host our infrastructure, deliver email, provide analytics, filter spam and supply customer support tooling, each under contract limiting them to our instructions.
  • With advertising and analytics partners. Limited identifiers and usage data for measurement and audience matching, subject to your opt-out choices.
  • For legal reasons. When required by subpoena, court order, regulatory request or applicable law, or where necessary to investigate fraud, protect our rights, or protect the safety of any person.
  • In a business transaction. If we are involved in a merger, acquisition, financing or sale of assets, information may be transferred as part of that transaction, subject to this policy continuing to apply.

We do not sell your personal information for money. Some sharing with advertising and analytics partners may constitute a “sale” or “sharing for cross-context behavioral advertising” under certain state laws. You can opt out at any time as described in section 7, or by emailing privacy@americanhomesonline.net.

5. Cookies and tracking technologies

We use cookies, local storage and similar technologies to keep the site working, remember your preferences and understand usage in aggregate. Strictly necessary cookies cannot be disabled through our site because the service will not function without them; all other categories are optional.

We honor the Global Privacy Control (GPC) signal. If your browser or extension sends a GPC signal, we treat it as a valid request to opt out of sale and sharing for the browser from which it is sent. Full details, including a category-by-category table, are in our Cookie Policy.

6. How long we keep information

We retain personal information only as long as needed for the purpose it was collected, or as required by law.

  • Inquiry and valuation requests — 36 months from your last interaction, so an agent can follow up on a long search and so we can resolve disputes.
  • Support communications — 24 months from the close of the conversation.
  • Marketing subscriptions — until you unsubscribe, plus a minimal suppression record kept indefinitely so we do not contact you again.
  • Server and security logs — 13 months.
  • Aggregated and de-identified analytics — retained indefinitely; this data cannot reasonably be used to identify you.
  • Records required by law — for the applicable statutory retention period, including Fair Housing advertising records.

7. Your privacy rights and choices

Choices available to everyone

  • Unsubscribe from email using the link at the bottom of any marketing message, or by emailing us.
  • Stop text messages by replying STOP to any text.
  • Ask an agent to stop contacting you directly, or tell us and we will pass on the request.
  • Clear saved favorites and searches by clearing your browser's local storage for this site.
  • Control cookies through your browser settings and through the options in our Cookie Policy.

Do Not Sell or Share My Personal Information

To opt out of the disclosure of your personal information for targeted advertising, sale or sharing, send a request to privacy@americanhomesonline.net with the subject line “Do Not Sell or Share,” or enable Global Privacy Control in your browser. We will process the request within 15 business days and will not require you to create an account to make it.

Rights under state privacy laws

Depending on where you live, you may have some or all of the following rights. Residents of California, Colorado, Connecticut, Virginia, Utah, Texas, Oregon, Montana and other states with comprehensive privacy laws currently in effect are covered.

  • Right to know and access — the categories and specific pieces of personal information we hold about you, the sources, our purposes, and the categories of recipients.
  • Right to delete — request deletion of personal information we collected from you, subject to legal exceptions.
  • Right to correct — have inaccurate personal information corrected.
  • Right to portability — receive a copy in a portable, readily usable format.
  • Right to opt out — of sale, sharing for targeted advertising, and profiling in furtherance of decisions with legal or similarly significant effects.
  • Right to limit use of sensitive personal information — we do not collect sensitive personal information as defined by these laws, so no limitation is necessary.
  • Right to non-discrimination — we will not deny service, charge a different price or provide a different quality of service because you exercised a right.
  • Right to appeal — if we decline your request, you may appeal by replying to our response. We will respond to an appeal within 45 days, and if we deny it we will tell you how to contact your state attorney general.

How to submit a request

Email privacy@americanhomesonline.net or write to us at the postal address in section 11. Include the email address or phone number you used with us and describe what you are asking for. We will acknowledge within 10 business days and respond substantively within 45 calendar days, extendable once by a further 45 days where necessary, with notice to you.

To protect your information we must verify your identity before acting. We do this by matching the details in your request against our records, and by sending a confirmation to the email address or phone number on file. An authorized agent may submit a request on your behalf with written permission, which we may ask to verify directly with you.

California “Shine the Light”

California Civil Code section 1798.83 permits California residents to request information about disclosures of personal information to third parties for their direct marketing purposes. Send such requests to privacy@americanhomesonline.net.

8. How we protect information

We maintain administrative, technical and physical safeguards appropriate to the sensitivity of the information we hold. These include encryption of data in transit using current TLS, encryption at rest for stored records, role-based access limited to staff with a business need, mandatory multi-factor authentication for administrative systems, logging and monitoring, vendor security review, and an incident response plan that is tested periodically.

No method of transmission or storage is completely secure. If we become aware of a breach of security affecting your personal information, we will notify you and the appropriate authorities as required by applicable state law.

9. Children's privacy

Our services are intended for adults engaged in real estate transactions. We do not knowingly collect personal information from children under 13, and we do not knowingly sell or share the personal information of consumers under 16. If you believe a child has provided us information, contact us and we will delete it promptly.

10. Changes to this policy

We may update this policy to reflect changes in our practices, our technology or the law. When we make a material change we will update the “last updated” date at the top of this page and, where the change materially affects how we use information you already gave us, provide additional notice by email or a prominent notice on the site before the change takes effect.
